Why is this important?
We reject the notion that areas meet the criteria set out in the housing act 2004 and do not wish for them to be labelled as slums. This deters investment and accentuates a decline into otherwise vibrant and affordable areas. Designation will lead to higher rents, more evictions, a harder lending environment with lower house values. This will destabilise the fragile communities within both areas. Selective licensing should only be used as a last resort. This instrument is unwieldy and inefficient, with better outcomes available using alternative options.
