CBRE Removed, Reduction in service charge
This is a PETITION to reduce our service charges, which has been increased by approximately 140 percent, to figures used to procur offplan sales.
In these unprecedented times, despite the current pandemic and economic meltdown, they think now is the best time to collect huge amounts for a reserve fund. And that for a new build, fresh out of warranty, that can’t possibly require any MAJOR WORKS?
Service fees went up to £13 per sq.ft, then suddenly £17 per sq.ft , now a SCANDALOUS £19.39 per sq ft for a Marylebone block, 2 mins away from Edgware Road, with no 7 star amenities.
Everyone who has heard this story is SHOCKED that the freeholder continues to allow this, thereby jeopardising their own integrity.
We are asking you to remove CBRE, who have no basic concept of budgeting or operating at the reasonable, transparent and competitive rates they advertise on their site.
They are not interested in the welfare of this block or our “health and safety.” In fact they are directly jeopardising it.
This company have a history of unfair, extortionate fees documented by the press. Their reputation is such, every time, they enter the picture, people know their block of flats will NEVER be the same again.
Everyone has the same story. Every new correspondence has DIFFERENT figures for the SAME thing - with no justification. And if you ask - “We have noted your response..... and require time to review the situation.”
Every leasholder deserves to feel safe within flats we thought we were buying. We thought we were paying to own them.
But how can we ever? Combined we spent over £50 million but no one has considered us in any of this. We have no way of anticipating what they are going to hit us with next.
Our property values have taken a huge tumble, no one wants to take on these nonsensical, inexplicable fees for such a basic block with a 125 year lease, offering only porters and a carpark.
We saved up to buy assets but they have made these properties ongoing liabilities.
@Portmanestates try putting them back on the market, this time with current service figures and see if there any enquires?
Rarely are properties sold with a fixed service fee, all potential buyers can do is TRUST in the concept of human DECENCY and there just isn’t any here.

Why is this important?
This is affecting a lot of leaseholders, we feel deceived, taken advantage and have been facing am ongoing battle against professional extorters.
