We the undersigned object to the above proposall. This application fails to address or overcome the reasons for refusal of the previous planning application on this site.
The size scale and mass has increased by 90m2 versus the previous scheme.
The design of large flat gable facades with oversized mismatched fenestration remains incongruous to the character of the local area and is, thus, harmful to the historic integrity of the conservation area.
The small reduction in ridge height and the front facade instep of only 30cm does not reduce the visual impact of the scheme, which remains clearly visible and over dominant in the setting.
The private amenity space has reduced from 70m2 to just 60m2 contrary to the residential design guide which states 65m2.
Policy U19 continues to be neglected. Precedence is a serious and real threat to the destruction of the Oxhey Village Conservation Area.
I ask that the council implements paragraph 53 of the NPPF in the WBC local plan. This will protect the local area from inappropriate back garden infill eroding the character of neighbourhoods.
